Our Four-Point Plan to Help Seniors Stay in the Communities They Built

Reward Longtime Residents through ANCHOR Reform

The current ANCHOR property tax rebate program doesn’t reflect the reality that some residents have contributed to their neighborhoods for decades while others just arrived. I will push for a more just formula, one that gives bigger rebates to those who’ve lived in their homes or rented in their communities for 5+ years. Loyalty and longevity should mean something in New Jersey. It’s common sense.

    Golden Home Upgrade Rebate

As Assemblyman, I’ll launch the Golden Home rebate to help older residents make necessary home modifications so they can age safely in place. Whether it’s making homes accessible or energy-efficient, I believe in keeping families together, not scattered because of inflexible housing.

Restore COLA for Public Servant Retirees

New Jersey hasn’t provided cost-of-living adjustments to retired public workers in over a decade. That means every year, the rising cost of groceries, medicine, and rent chips away at their pensions. I’ll fight to restore COLA benefits, because a pension promise isn’t just a number on a paper; it’s a commitment to dignity in retirement.

    Protect Medicaid from Federal Attacks

With Trump back in the White House, Medicaid is on the chopping block. Millions of seniors, working families, and people with disabilities rely on it for essential care. I will stand firm in the Assembly against federal rollbacks and ensure New Jersey uses its surplus to protect the vulnerable. We don’t balance budgets by pulling the rug out from under those who need help the most.

  • Immigration

No to ICE Detention in Elizabeth, No to Fear in Our Community

I oppose the ICE detention center proposed for the old Union County Jail site in Elizabeth, and we’ll fight it at every level. It sends the wrong message in the middle of Trump’s renewed assault on immigrant communities. Union County should be leading the resistance, not enabling it. I will use my position in the Assembly to help enforce local sanctuary protections, resist federal overreach, and protect the dignity of immigrant families who call our towns home.

  • Transportation

Trains, Tolls, and Terminals: Time for a Transit System That Works

    NJ Transit

Trains run late. Stations are filthy. Fares keep rising. This isn’t just a commuter issue, it’s a crisis of leadership. I will demand clean stations, honest fare pricing, and real legislative oversight. The days of shrugging off commuter misery are over. Our legislators need to stop riding on excuses and start riding the train.

    Tolls

Toll hikes hurt working-class drivers the most. We support a statewide cap and a fairer formula, no more shadow hikes or finger-pointing between agencies. Legislators need to show up and speak up for their drivers, not just pass the blame.

    Newark Airport

Newark Liberty is one of the busiest airports in the country, and one of the most neglected. Air traffic control failures, infrastructure bottlenecks, and terminal chaos aren’t just “federal issues.” I’ll demand a coordinated response from Trenton, Washington, and the Port Authority. Commuters, workers, and travelers deserve better than delays and deflection.

  • Education

Funding Our Future, Respecting Our Teachers

    Stop the School Funding Rollercoaster

I’ll end the political games that destabilize school funding year after year. Our kids deserve consistent, equitable funding, no more cuts, no more favors, no more uncertainty.

Restore Tier 1 Pensions for Educators

Teachers should retire with dignity, not anxiety. I’ll fight to restore the Tier 1 pension program that Chris Christie dismantled, because educators deserve more than a thank-you. They deserve a retirement they can count on.

  • Energy

Take on the Utility Giants, Put People Over Profits

PSEG keeps raising rates while New Jersey families struggle to keep the lights on. I will push for strict oversight, rate caps, and full transparency on utility pricing. We have to stop letting monopoly power dictate how much you pay to stay warm. Energy is a right, not a luxury.

  • Affordability

Fighting for Jobs, Economic Justice and Fairness in a Rigged Economy

    Relief for the Tourism Sector

Tourism is vital to the 20th District’s economy. That’s why we’ll deliver a one-time tax break to small businesses in hospitality and tourism still recovering from the shocks of Trump’s economic chaos. Helping them bounce back is key to keeping jobs local and our communities thriving.

Raise the Floor for Working Families

I will fight for a Community Wage Standard, so that companies benefiting from state or county contracts pay workers fairly. No more tax breaks for low-road employers. If your company profits from public dollars, your workers should be able to live with dignity.

Reform the ANCHOR Property Tax Rebate

The ANCHOR rebate is supposed to make New Jersey more affordable, but right now it’s failing to recognize the people who’ve been here the longest. I’ll work to reform the system so that longtime homeowners and renters receive larger rebates than newcomers. Loyalty should be rewarded, and tenure in a community should count toward your affordability relief.

A Public Bank for New Jersey

I support the creation of a publicly owned state bank that would invest in local businesses, green infrastructure, and affordable housing, not Wall Street speculation. Let’s put our tax dollars to work for Main Street, not megabanks.

Return Unclaimed Property to Our Communities

Right now, tens of millions of dollars belonging to public agencies, towns, school districts, housing authorities, are sitting idle in New Jersey’s Unclaimed Property fund. I’m calling for legislation that would automatically identify and reimburse public entities for any unclaimed funds they’re owed. It’s their money and it should be working for the people – and frankly, something local governments should be more diligent about on their own. Whether it goes toward tax relief, fixing a broken sidewalk, or hiring a school nurse, every dollar recovered is a dollar back in the service of our residents.
